Closets jammed with clothes, countertops full of appliances, or a garage you can barely walk through - all of these send the wrong message.
Here’s why it matters so much… buyers aren’t just looking at your house, they’re imagining their life in it. Too much “stuff” blocks that vision and makes spaces feel smaller, darker, and less inviting.
The good news is, you don’t have to guess where to start or how much is enough. I walk my clients through it step by step - room by room - showing exactly what should go, what can stay, and how to make each space feel open and welcoming without stripping away its warmth. Step Four: Marketing Beyond the Basics
The MLS® is important, but it’s not the only stage. Many Vancouver Island buyers come from outside the community - Victoria, the Lower Mainland, Alberta, even further afield. Reaching them requires more than a listing. From professional photography and video to targeted social media, a dedicated property website, and international syndication, marketing is about making sure your home is seen by the widest - and most qualified - audience.
Step Five: Negotiation With Care and Strategy
When offers arrive, that’s where details matter. It’s not just about price - it’s about terms, conditions, timing, and protecting your interests. A quick acceptance isn’t always the best path, but neither is dragging out the process. My job is to help you weigh the offers clearly, negotiate where it counts, and move forward with a decision that works for you.
